Fox Building Redevelopment
Arc Environmental was engaged by The Time Group at the outset of their redevelopment of the Fox Building, a 20th-century industrial landmark in Baltimore, Maryland. Originally the home of Noxzema and later Fox Industries, the building was transformed into a vibrant mixed-use community featuring apartments and artist workspaces. The project preserved many of the building’s historical features, including its original maple wood flooring, glass block windows, soaring 15-foot factory ceilings, and iconic mushroom-shaped concrete columns, meeting the requirements for both National and State Historic Tax Credits.
At the start of the project, Arc Environmental conducted a comprehensive Phase I Environmental Site Assessment (ESA), followed by a Phase II ESA that included soil borings, sub-slab soil gas evaluations, radon testing, and consulting. Additionally, a HazMat survey and a detailed soil management plan were prepared to guide the redevelopment process.
Given the inclusion of residential units, Arc Environmental performed lead-based paint inspections during the pre-construction phase to identify and address any components coated with lead-based paint. Upon completion of the renovation, follow-up inspections were conducted to certify the property as lead-free, in compliance with Maryland Department of the Environment regulations.
