Effective due diligence is an iterative process and stems from the quality of the first step, the Phase I Environmental Site Assessment (ESA) or Transaction Screen (TS). Arc Environmental has conducted thousands of Phase I ESAs and TSs for banks, attorneys, and developers ranging from small single-family residences to multi-tenant industrial complexes of more than 100 acres. We focus on project-specific requirements and our reports are succinct in order to assist with decision making. We work hard to understand the client’s perspective to facilitate, not impede, the process.
For subsequent investigations, we define project objectives and a focused scope of work that only collects necessary data. Work may include: additional research and regulatory file reviews; geophysical surveys; soil, groundwater, and surface water sampling and analysis; soil gas surveys; hydrogeologic investigations; storage tank assessments and removals; lead-based paint, asbestos, radon, and mold/indoor air quality assessments; and environmental building issues.
